How many layers of shingles can I have in North Carolina?

Two on a dwelling. If you already have two, the next roof is a full tear-off, and there is no way around that. It is worth knowing before you get quotes, because a tear-off adds labor, dumpster weight and disposal cost, and a quote that assumes a single-layer overlay will be several thousand dollars lower than one that is telling you the truth. We read the layer count at the rake edge on the first visit.

Why is my quote so different from my neighbor's when the houses are identical?

Because the houses are identical and the last eighty years were not. Two mill houses built to the same plan in the same year can be at one layer and two, sound boards and soft boards, an intact flue and a flue that was cut off and shingled over badly in 1974. The framing is the same, the accumulated repairs are not, and the accumulated repairs are most of the price difference.

Is my old brick chimney the leak?

More often than anything else on these houses. Almost every mill-house plan had a central flue for a stove, and most of those flues are now unused, unmaintained, and flashed with caulk instead of metal. Before you spend money on a roof, have somebody check the step flashing, the counterflashing and whether there is a cricket behind the stack. If the flue is genuinely abandoned, taking it down below the roofline is often the cheapest permanent fix.

Should I file a hail claim?

Usually not, in this part of North Carolina. Most of what looks like hail damage on an older roof here is granule loss from twenty-odd years of sun. Real hail leaves round bruises with a soft mat, a random pattern across every slope, and matching hits on gutters, vents and the flue collar.
